Whether you are a seasoned home buyer, purchasing your fourth or fifth home, or you are an excited first-time home buyer, the home-buying process can inevitably prompt a range of emotions for everyone involved. As your Realtor, I am here to guide you through the highs and lows of the home-buying journey, while doing my best to make it fun along the way!

FIRST TIME HOME BUYERS

When it comes to buying your first home, the process can seem a bit overwhelming. You have this vision of buying your dream home and building a life within it, but determining the first step toward that vision can be an intimidating task. I am here to guide you through the process and help you to make that vision of yours a reality.

here is a step-by-step walkthrough of your experience when buying with me:

INTAKE

Whether we have known each other for years or we are meeting for the first time, the “intake” process remains the same. I want to hear all about your vision for your ideal home, what your must-haves or deal breakers are, and what you are expecting out of the home-buying journey. You will also have the opportunity to get to know me and my experience and ask me any questions you may have!

APPLICATION & PRE-APPROVAL

The next step in the process is for you to meet with a lender (if you haven’t already!) You will be asked to submit an application and gain pre-approval. I have a few experienced, trustworthy lenders I am happy to refer you to, or you can shop around on your own! It’s important that your lender is recommended by someone you know and trust as having someone reliable advocating for you through the loan process is key.

EDUCATION DAY

Now for the fun part! Once you are pre-approved, I will combine that information with the knowledge gathered during our initial meeting to present you with a number of homes for us to review together. You will have the opportunity to preview all of the properties that fall within your preferences, then together we will design a “tour” of homes to include all of the properties you would like to see.

Our “tour” of homes could run anywhere from 2-4 hours depending on your schedule. Sometimes my clients find their dream home during this first tour but if you don’t, then we will all walk away with a better understanding of what you are looking for. I will continue to send you potential listings until we find the perfect home for you!

MUTUAL ACCEPTANCE

After submitting our offer (and potentially negotiating counteroffers), our ultimate goal is to get to a mutual acceptance between us (the buyers) and the sellers. Once we come to an agreement with the sellers, we will open escrow and begin working with a third-party escrow officer to manage the entire transaction. I will then provide you with a timeline of dates that include each action item you need to complete prior to the expiration of contingencies. I know this sounds intimidating, but I will guide you through every step along the way!

INSPECTION

A home inspection is an important step of the process. You will hire a professional home inspector (you have the option to utilize my referrals or find your own). The inspector will walk through every part of the home, including the basement, crawl spaces, attic, and roof. They will inspect every aspect of the home and identify anything that may be a cause for concern. Once completed, the inspector will provide you with a detailed report that includes any issues they found. From there, we will go back to the seller and negotiate any repairs, if necessary.

ESCROW & CLOSING

Following the inspection, your next action items will be any conditions your lender may have given you to complete your application for final funding. Once all loan documents have been sent to escrow, you will meet with the escrow officer to sign the documents. Once I have received word that the documents have recorded, I can hand over your keys! This is called closing day!

MOVING DAY

Once you have your keys, the home is officially yours and you can begin the move-in process! I have several resources and referrals to help you with the moving process, if necessary. While your first home-buying process may be complete, I will continue to serve as your Realtor and you can continue to call on me for any of your real estate needs. Congratulations!

The home buying process calls upon an experienced team of professionals (in addition to me) to make the experience as seamless for you as possible. While I would never require you to work specifically with any of my preferred partners, I do encourage you to have a conversation with them as they are the best in the business!
